This was a full commercial roof replacement in Green Brook, New Jersey - 80 squares of worn-out, deteriorating flat roof torn off and rebuilt from scratch. The before shots tell the whole story. The old membrane was cracked, stained, and well past its useful life. Not a candidate for a patch or a coat. It needed to come off completely.

We started with a clean deck and laid 2-inch ISO insulation across the entire surface. ISO board is the commercial roofing standard for a reason - it improves thermal performance, gives you a flat and stable substrate, and sets the foundation for everything that goes on top of it. You can see the ISO being staged and laid out in sections, with the crew methodically working across the deck before the membrane goes down.

From there, we installed a commercial-grade EPDM rubber membrane across the full roof. EPDM is one of the most proven flat roofing systems available. It handles temperature swings, UV exposure, and heavy rain without breaking down. The seams are where leaks typically start on any flat roof - so we paid close attention to every lap and transition. Proper flashing and waterproofing at all edges, curbs, and penetrations is non-negotiable on a job like this.

The parapet wall system and custom-fabricated aluminum coping covers were also part of this scope. The coping ties the whole system together - it protects the top of the parapet wall, directs water away from the edges, and gives the building a finished, professional look. The white aluminum coping you see running the perimeter of the completed roof is clean, tight, and built to last.

The end result is a fully waterproofed, well-insulated commercial roofing system that this building can depend on for years.
